PCS to Luke AFB: A Housing Guide for Military Families

Orders to Luke Air Force Base mean one of the better duty stations in the country for housing options. The base sits in Glendale, in Phoenix's West Valley, and it's surrounded by family-friendly suburbs at every price point. Whether you plan to live on base, rent nearby, or buy with your VA loan benefit, here's how to think through the decision.

Start With Your BAH and Timeline

Before you look at a single listing, pull your exact BAH for the Luke AFB area from the official Defense Travel Management Office BAH calculator - rates change every January and vary by rank and dependency status, so don't plan off a number from a Facebook group. Then work backward from your report date: if you want to buy, the loan process typically takes 30 to 45 days from contract to keys, so starting your search 60 to 90 days out gives you room to make a clean offer instead of a panicked one.

    On-Base vs. Off-Base Housing

On-base housing at Luke is privatized and run by Luke Family Homes (Balfour Beatty Communities). The tradeoffs are familiar: a short commute, neighbors who understand military life, and no deposit in most cases - in exchange for older floor plans and handing over your full BAH. Waitlists for popular floor plans are common, so contact the housing office as soon as you have orders.

Off-base, your BAH goes further in the West Valley than almost anywhere else near a major Air Force installation. Renting makes sense if this is a short tour or you want to learn the area first. Buying makes sense if you'll be here three years or more - and Luke has a deep bench of instructors and support squadrons, so plenty of families buy once and stay through a second assignment or retirement.

Best Areas to Live Near Luke AFB

  1. Glendale (85307 and nearby zips) - The base is in Glendale, so this is the shortest commute, often under 10 minutes to the gate. A mix of established neighborhoods and newer builds west of the Loop 101. See our Glendale realtor page for what's on the market.
  2. Peoria - North of base, about 15 to 25 minutes depending on where you land. Master-planned communities, strong parks, and easy access to Lake Pleasant. Popular with military families who want newer construction. More on our Peoria realtor page.
  3. Surprise - Northwest of Luke, 15 to 25 minutes out. Some of the most affordable newer homes in the metro, with spring training baseball and growing retail. See the Surprise realtor page.
  4. Litchfield Park - A small, established community just south of the base with tree-lined streets and a walkable downtown. Fewer listings, higher demand.
  5. Goodyear - South of base, roughly 15 to 30 minutes. Master-planned communities like Estrella offer a lot of house for the money, at the cost of a longer drive.
  6. El Mirage, Avondale, and Buckeye - Budget-friendly options in every direction. Buckeye in particular is one of the fastest-growing cities in the country, with new builds priced well under central Phoenix.

  7. Using Your VA Loan Near Luke AFB

This is where buying gets compelling. A VA loan lets you buy with no down payment and no monthly mortgage insurance - in a market where that can mean owning a four-bedroom home in Surprise or Goodyear for a monthly payment at or under your BAH. If you've used your benefit before, your entitlement can be restored or used a second time, and it's worth running the VA loan vs. conventional comparison before you assume renting is cheaper.

One West Valley nuance: some sellers and listing agents still misunderstand VA loans, so working with an agent who closes VA deals every month matters when it comes time to negotiate.

Rent First or Buy Right Away?

Honest answer: it depends on your tour length and your risk tolerance.

  8. Buying on arrival works if you know the Phoenix metro, you'll be here 3+ years, and you've done video tours or a pre-PCS house-hunting trip.
  9. Renting for 6 to 12 months first works if you've never been to Arizona, your orders are short, or you want to test commutes before committing.
  10. On-base first, then buy is the classic play - take the waitlist spot, learn the area for a year, then buy with local knowledge.

  11. PCS Checklist for Luke AFB

  12. Pull your BAH from the official calculator (not a forum)
  13. Contact Luke Family Homes about waitlists as soon as orders drop
  14. Decide rent vs. buy 60 to 90 days before your report date
  15. Get fully pre-approved (not just pre-qualified) before touring
  16. Line up a lender who closes VA loans regularly
  17. Plan for the summer: June through September runs 100°F+, so check A/C age and utility costs on any house
