PCS to Luke AFB Before You Arrive: Buying a Home Remotely
Buying near Luke AFB before you report: virtual tours, VA occupancy rules, Arizona remote notarization, and what to line up.

If your orders say Luke Air Force Base and you are still somewhere else, you do not need another tour of Glendale neighborhoods from me. That tour is already written. The PCS to Luke AFB housing guide covers on-base housing, the off-base map, and how people use a VA loan once they are thinking about a house. The military relocation guide for Phoenix is the wider metro version. This page is only the remote part: how a purchase works when you cannot stand in the kitchen yet. The shorter page for people searching for a PCS realtor is Luke AFB PCS relocation.
I am a realtor. I am not your command, your lender, or your lawyer. Where a rule belongs to one of them, I will point at it and stop.
Start with the dates you actually have
Write down the report date, the date you can leave your current housing, and whether a spouse or kids will travel ahead of you. Then work backward. A VA purchase that is already under contract often needs several weeks for appraisal, underwriting, and closing. If you have less time than that, say so on the first call. I would rather tell you to rent for a bit than pretend a 10-day close is normal.
House-hunting leave, or permissive TDY, is a command decision. I am not going to quote a number of days. Ask your orderly room or finance office what they will approve, and do not build the contract around leave you have not been granted.
Look up BAH. Do not borrow a number from a group chat
BAH comes from the Defense Travel Management Office: your grade, whether you have dependents, and the duty station. It is not set by the ZIP of the house. Luke sits in the Phoenix housing area. Use the DTMO BAH rate lookup. On November 2, 2026 that page's year list includes 2026. I am not printing a dollar rate. The official 2026 download did not open on a direct request, and I will not copy a third-party table. 2027 was not a separate year on the lookup that day. If you are already stationed here, rate protection is a finance question. BAH is one input. The lender still qualifies you on income, debts, and credit.
See the house without being in it
Get the Certificate of Eligibility and a VA pre-approval before we spend a day on video calls. The lender needs to answer while you are on duty. If Luke is the daily drive, measure it from the house, not from the middle of a ZIP. Glendale listings are on the Glendale page. A lot of buyers also look in Peoria. That is a map fact, not a statement about who the city is for.
Do a live video walk-through. I want the street at the hour you would be home, the backyard as it sits, and the mechanical closet. Hire an inspector who will get on a call. The VA appraisal is a separate visit for value and minimum property requirements. Read the HOA packet and the tax area code for that address. If something on the video bothers you and nobody can explain it, wait for the next house.
Occupancy if you close before you report
A VA loan is for a home you will live in. The VA's lender-training handout says you certify that you will personally occupy within a reasonable time, and it defines that as 60 days after closing. A specific future event with a date can stretch past 60 days, and that date has to fall within 12 months of closing. Retirement on a known date is the VA's example.
The same handout covers two PCS situations. Documented deployment or temporary duty, plus your certification that you intend to occupy, can satisfy the rule. So can a spouse or dependent child who will occupy within a reasonable time. The lender still looks at the cost of two households. I am not applying this to your orders. Show the lender the report date before you are under contract. If the dates do not fit, renting first is a real answer.
Signing from somewhere else
Arizona Revised Statutes section 41-263 lets a notary who is physically in Arizona perform a notarial act for someone elsewhere, by audio-video, if identity is checked the way the statute requires and the act is recorded. The Secretary of State says the same thing, and says the notary has to be commissioned for remote work. The FAQ also says the notary cannot do it while the notary is outside Arizona.
That is not a promise your closing will be remote. The title company and the lender decide whether your deed, note, and VA documents can be signed that way. Section 41-263 adds conditions if you are outside the United States. Ask before you count on a laptop closing from overseas. I am not interpreting your file.
A power of attorney is the other question. Some lenders accept one for a military buyer. Some accept only their form. Ask early. Do not assume a generic form will clear a VA lender. If you need legal advice on one, talk to a lawyer.

FAQ
Can I buy near Luke before I arrive?
Yes, people do it. The VA still expects you to occupy within the rule your lender applies, often 60 days, unless a documented exception fits. Virtual tours, an inspection, and a lender who has seen your orders are the minimum.
Will Arizona let me notarize the closing online?
The state authorizes remote online notarization when the notary is in Arizona and commissioned for it. Your title company has to agree that your actual documents can be signed that way.
Should I look up BAH for the house ZIP or the base?
DTMO sets BAH from the duty station, your grade, and dependency status. Use the official calculator. I am not publishing a 2026 dollar rate here.
Send the report date
If you email or text the report date, your grade's BAH screenshot, and whether anyone will be in Arizona ahead of you, I can tell you whether a purchase is even the right first step. Call or text 602-554-8731, or use the contact page. If the answer is to rent for six months, I will say that.

I did not quote house-hunting leave in days. That number belongs to your command.
