Another community comparison: Coldwater Ranch vs Paloma Creek, both in the greater Peoria area. Paloma Creek actually sits closer to the Peoria-Surprise border, so this comparison edges a bit further into the West Valley than some of my other videos — if that's useful, I'll keep covering more West Valley communities, not just Peoria proper.

I live in Coldwater Ranch myself, so keep that in mind as you read my take — I know this community from the inside.

Location & Convenience: Coldwater Ranch

Coldwater Ranch is already built out and sits close to Loop 303, which connects directly to the TSMC chip plant — a development bringing thousands of jobs to the area. That proximity makes Coldwater Ranch a strong option if you're thinking about an investment or rental property down the road; my wife and I plan to turn our own house there into a rental eventually, largely because it's about 10 minutes from the chip plant. Paloma Creek is still being developed and sits further back from most of this activity.

Home Size: Paloma Creek

Paloma Creek generally offers bigger homes. If you're upsizing for a growing family, that's a real point in its favor — though if you're downsizing, Coldwater Ranch's smaller floor plans might actually suit you better.

Amenities: Paloma Creek

Coldwater Ranch keeps it fairly basic — a kids' playground, a sand volleyball court, an open field for pickup soccer, and a disc golf course. Paloma Creek offers more: a clubhouse, a pool, a fitness area, and multiple playgrounds. Since Paloma Creek sits a bit further from everything else, it makes sense that it leans on more built-in amenities to keep residents from having to drive 20 minutes for basics.

Price Range: Paloma Creek

Paloma Creek generally offers a lower entry price point. As a rule of thumb in this part of Arizona, prices tend to drop the further west you go — communities further out toward Buckeye or Goodyear run even lower than Coldwater Ranch, and out toward Tonopah you can find homes in the $200Ks.

HOA Fees: Coldwater Ranch

Coldwater Ranch runs a low HOA, around $75 a month — you don't get a ton of amenities for it, but if you want minimal HOA involvement, that's a real advantage. Paloma Creek's HOA runs higher, which tracks with the extra amenities it offers.

So Which One Wins?

This one's genuinely a toss-up depending on what you're optimizing for. If proximity to the TSMC corridor and a lower HOA matter most, Coldwater Ranch is the stronger pick — and it's a community I'd personally bet on for rental demand. If you want a bigger home and more built-in amenities and don't mind paying a bit more in HOA dues, Paloma Creek makes more sense.
