This comparison is a little different — both of these communities are in Peoria, but on opposite ends of the city. The Ascent at Legacy Place sits near 79th Avenue and Northern, close to Loop 101 and more centrally located. The Villas at Mystic is in Northwest Peoria, closer to Vistancia, with more of that Sonoran desert and mountain-view feel.
Location: The Ascent
Basing this on convenience, The Ascent wins — being more centrally located near the highways makes it easier to get to different parts of the Valley. If you're after a community that's further out with more hiking trails nearby, The Villas at Mystic might be the better fit for you. This one really comes down to personal preference.
One thing worth noting on The Villas' side: it's about 10 minutes from the TSMC chip plant, which is bringing a large number of jobs to the area. Communities near that chip plant have been seeing shorter days on market when it comes to selling, and easier rental demand — so while I'm giving location to The Ascent for convenience, The Villas has a real value case tied to that proximity.
Home Size: The Ascent
The Ascent wins here, mainly because I'm biased toward bigger homes right now — my wife and I are upsizing for our growing family. If you're downsizing or want something in a more moderate size range, The Villas is the stronger fit.
Beds & Baths: The Ascent
The Ascent offers 3–5 bedrooms and 2.5–3.5 bathrooms. The Villas offers 3–4 bedrooms and 2–3 bathrooms. The Ascent wins on range here — those extra half-baths can come in handy — though The Villas still has half-bath options in some floor plans.
Amenities: The Villas at Mystic
The Ascent offers a pool, a playground, and bocce courts. The Villas at Mystic offers a pool, a clubhouse, and more parks and picnic areas. The Villas takes this category thanks to clubhouse access — though generally speaking, you'll pay more for it.
Price Range: The Ascent
With new builds, price ranges vary a lot once you start adding features and lot premiums — you can easily end up $100,000 above the starting price either way. The Ascent wins on overall range and flexibility, but if you're specifically looking for the cheaper option, The Villas at Mystic wins on entry price.
HOA Fees: The Ascent
The Ascent has the lower HOA — no surprise, since it also doesn't have a clubhouse to maintain. If a lower HOA is a priority, that points toward The Ascent; if the clubhouse and extra amenities matter more, that's where The Villas' higher HOA is going.
So Which One Wins?
I'm giving the overall edge to The Ascent, mainly on location and convenience to the rest of the Valley. But this is close to a tie — The Villas at Mystic's proximity to the TSMC chip plant is a real factor for future value, whether that's faster resale down the road or easier rental demand from people working at the plant.
