The Ridge at Stone Butte vs Union Park: Established vs. Pre-Development in North Phoenix

This comparison is a little different from my usual ones. Union Park is an established, actively-selling community. The Ridge at Stone Butte is still in the planning stages — it hasn't broken ground yet. I'm covering it anyway because I'm starting to run out of established North Phoenix communities to compare, and it's worth knowing what's coming.

Because Stone Butte is pre-development, several categories below are genuinely "to be determined" rather than a real head-to-head. I'd rather tell you what we don't know yet than guess.

Location: The Ridge at Stone Butte

Both communities are in North Phoenix, but Stone Butte sits further east, closer to Desert Ridge and closer to Scottsdale. Union Park is in the North Gateway area, closer to the TSMC chip plant. Both areas are genuinely nice — I'm giving this one to Stone Butte for its proximity to Scottsdale and Desert Ridge, even though we don't have a finished community to point to yet.

Community Size: Union Park

Union Park is a little over 400 acres. The land for Stone Butte is currently about 400 acres as well, though that could change as planning continues. Since Union Park's acreage is confirmed and built out, I'm giving this one to Union Park.

Home Sizes: Union Park (by default)

Union Park homes range from roughly 1,900 to 2,500 square feet. We don't have confirmed home sizes for Stone Butte yet — my guess is they'll trend larger, since communities further east toward Scottsdale tend to skew toward bigger, more luxury-oriented homes. If Stone Butte does go the luxury route, expect pricing north of $1 million once it's built.

Amenities: Union Park (by default)

Union Park already has established parks and rec areas, pools, and courts. What we know about Stone Butte so far is parks, trails, and "nature connections" built into the master plan — but the full amenity package isn't confirmed yet. Union Park wins simply because it's already delivering.

Price Range: Union Park (by default)

Union Park runs roughly $580,000 to $700,000+, with some homes approaching the $1 million range depending on the property. Stone Butte's pricing is still unknown, though given its location and likely luxury positioning, I'd expect it to land higher than Union Park once it's built.

HOA Fees: Union Park (by default)

Union Park's HOA varies by section, generally running $100–$150, up to $200+ depending on the amenities included. Stone Butte's HOA structure isn't set yet.

So Which One Wins?

Right now, Union Park wins mostly because it's real, established, and already selling — Stone Butte simply doesn't have enough finalized information yet to fully compete. That said, location-wise, Stone Butte has the edge for buyers who want to be closer to Scottsdale and Desert Ridge, and I'd guess it'll come in pricier once it's built. Union Park is only about 10–15 minutes from where Stone Butte will be, so if that drive doesn't matter much to you, Union Park is the safer, better-known choice today. Once Stone Butte actually breaks ground, I'll revisit this comparison with real numbers.
