Union Park vs Fireside: What's the Real Difference?

Both of these communities sit in Norterra, in the North Phoenix area, and they're only about 10 minutes apart — which makes this comparison a little different from some of my others. It's less about which part of the Valley you're in and more about what you actually get within each community.

Location: Union Park

Since these two are so close together, location here really comes down to proximity to the highway. Union Park wins — Fireside sits a bit further from the highway. I actually used to live in Fireside myself; it's a beautiful community, but Union Park has the edge on this specific point.

Size: Fireside

This category has two parts: lot size and the range of home options.

On lot size, Fireside wins. It's a more established community, and lots there tend to run noticeably bigger than what you'll find in Union Park, which was built out mostly in the last 5–7 years with smaller lots by comparison.

On variety, Fireside also wins — it offers a wider mix of home types, including more condo options alongside single-family homes, giving buyers more to choose from.

Amenities: Union Park

The two communities are genuinely similar on amenities. What tips this category is HOA fees — Union Park's HOA runs lower than Fireside's for a comparable amenity package, which makes it the better value on paper. That said, Fireside has a beautiful community center of its own and sits closer to the mountains — if hiking access matters to you, that could easily tip things back toward Fireside.

Price: Fireside

Pricing between the two is genuinely close. If you're specifically looking for a condo, Fireside tends to be the cheaper option. Union Park actually runs a bit more expensive overall, mostly because its homes are more recently built and updated — but factoring in lot size, Fireside wins on value, since you're getting more space for a comparable or lower price.

So Which One Wins?

My personal pick is Fireside — more options, and more space for the money once you factor in lot size. Union Park still offers plenty of home size, just on smaller lots. If a lower-maintenance yard matters more to you than extra space, that actually makes Union Park the better personal fit, even though I'm leaning Fireside overall.
