Two more highly sought-after North Phoenix communities compared: Verdin and Fireside.

Fireside is very close to the I-17, making it easy to get to other parts of the Valley. Verdin is still reasonably close, but it adds roughly 10 minutes to your commute compared to Fireside. As a realtor who drives the entire Valley regularly, that difference matters to me, so Fireside takes this category.

Size: Fireside

Both communities are fairly similar in size overall, but Fireside offers more variety — it includes condo options starting around 1,200 square feet, while Verdin is mostly single-family homes starting around 2,000 square feet. At the top end, the two are close: Verdin's largest homes run up to about 4,800 square feet, compared to roughly 4,600 square feet in Fireside.

Fireside wins mainly on options — it's also close to fully built out, while Verdin is a newer community still being developed, so its final range of home sizes isn't fully locked in yet.

Amenities: Verdin

This one goes to Verdin. As a newer, more tucked-away community, it's investing in more amenities — including pickleball courts and other options — since residents there will rely on those amenities more than Fireside residents, who live closer to stores and everyday conveniences.

Price Range: Fireside

Fireside wins on price range and affordability, with Verdin running noticeably higher across the board.

HOA Fees: Fireside

Fireside's HOA is a known quantity — and it's not cheap, running close to $400 a month. Verdin's fees aren't finalized yet, but since it's shaping up to be a bigger community, there's a real chance its fees end up lower once things settle. For now, Fireside wins simply because we know what you're actually paying.

My overall pick is Fireside, mainly because proximity to everyday convenience matters most to me. If you're looking for something more tucked away — closer to a retirement-community feel — Verdin could be the better fit. That said, Fireside also sits right next to a mountain preserve, so you're not giving up much on the hiking side by choosing it over Verdin.
