As always, this is based on my own experience in both areas and my personal take on what matters most — if you weigh these factors differently, use my rankings as a starting point, not the final word.
Location & Convenience: Fireside
Vistancia sits tucked back into the mountain ranges in Northwest Peoria — it's roughly a 15–20 minute drive to Loop 303. Fireside is about a 10-minute drive to the I-17. Fireside also has the edge if you want easy access north to Flagstaff or Prescott (roughly an hour away), which matters if you're trying to escape the summer heat.
Lifestyle Fit: Depends on You
Both communities skew toward buyers who are retiring or semi-retiring, but they attract different lifestyles. Vistancia is more of a golf community. Fireside is closer to the mountains — my wife and I used to live there, and we could walk straight out of our townhouse to the trailheads. If you golf, Vistancia; if you hike, Fireside.
Community Size: Vistancia
Vistancia is the larger, more self-contained community of the two, functioning almost like its own ecosystem. There's significant future development planned — more shops, more restaurants, and a new private school has already been built. It's also close to Northpointe, which is set to be a massive development in its own right.
Home Types & Value: Vistancia
Both communities offer a mix of townhomes and single-family homes. Vistancia tends to give you more for your money — since it leans more toward a retirement-community feel, prices at the lower end tend to be a bit cheaper, often with more updated finishes and bigger lots than you'd find in Fireside at a comparable price point.
Amenities: Fireside
Vistancia has a golf course, parks, retail, trails, and a community center — though the nicer clubhouse amenities are largely reserved for residents of its 55+ section. Fireside has a clubhouse, pool, courts, a fitness center, trails, and a children's water park. For a growing family, Fireside's amenities edge out Vistancia's.
Price Range: Fireside
Fireside wins here mainly on flexibility — a wider price range gives you more options. Vistancia can offer more value at the lower end of its range, just with fewer options overall.
HOA Fees: Tie
HOA costs vary too much sub-community to sub-community within both Vistancia and Fireside to call a clear winner. You'll need to check the specific section you're looking at in either community.
So Which One Wins?
I lean toward Fireside overall, mainly for its convenience to pretty much everything. That said, this could shift as Vistancia's build-out continues — but that development hasn't broken ground yet, so it's a "to be determined" for now.
